About the Farms
Shenandoah Farms is a rural mountain community at the corners of Clarke, Fauquier, and Warren Counties — spread along the Shenandoah River and up Blue Mountain, about twenty minutes from Front Royal, Winchester, Berryville, and Middleburg.
Spread over roughly 7,000 acres, Shenandoah Farms is the second largest community in Virginia — about 2,600 lots in Warren County and more than 200 in Clarke County. It was originally developed as a weekend community; today many of its roughly 1,200 homes are full-time residences, and families, singles, and retirees are all drawn here by the woodland beauty. Many lots are still left to build on.
The community offers mountain views, riverfront, two private lakes, and many recreational areas. Fishing, boating, swimming, and hiking are popular pastimes, and the people who live and vacation here cherish the sound of the woods and the views of the mountains and river.
How the community is organized
The lakes and riverfront common land belong to the Property Owners of Shenandoah Farms. The community's roads are managed by the Shenandoah Farms Sanitary District (Warren County). An Advisory Committee, appointed by the Warren County Board of Supervisors, advises the Sanitary District on its fees and operation.
Property owners elect a Board of Directors by district, and much of the work happens in committees that any owner may join. The membership meets monthly at the Community Center at 6401 Howellsville Road — every owner is welcome.
Common Properties & Lakes
The Board is centered on maintaining and improving the natural beauty of the community. Over the years many lots have been transformed into places where residents can enjoy the Shenandoah River and the Blue Ridge.
The community's shared land belongs to every property owner and is cared for on everyone's behalf.
The lakes
Spring Lake sits in the Mountain Lake section of the Farms, and Lake of the Clouds is a second community lake. Both are watched over by the Common Properties Committee.
River access & parks
- Farms Riverview Boat Landing — a public boat access point to the Shenandoah River for all residents, completed in 2016 as a joint effort between the Board, Warren County, and the Commonwealth of Virginia.
- Treasure Island — multiple amenities, from a playground and bike trails to picnic areas and river access. It really encompasses the treasures the Farms have to offer.
- John “Junior” Shipe Park, the Shenandoah River Lane Rec Lot, and the Farms River Road Rec Lot — additional resident access points along the river.
- The Community Center at 6401 Howellsville Road.
Decals & access
Residents must display a Shenandoah Farms sticker visibly in the driver's-side or rear window; vehicles without one may be towed at the owner's expense. You can request a decal from the office or through the Forms page.
